This role also assists in the administrative and customer service aspects of the business. This is a career not "just a job".
 Primary:
Sales: Successfully present repairs and service to customers based on their needs, goals, and desires, using company guidelines and best practices.
Secondary:
Customer Service: Assist customers by answering questions and inquiries over the phone, via email, text, and in person.
Administrative: Create invoices for clients using the company process, help process part orders/returns, dispatch repairs/parts as needed under the direction of manager/owner.

Computer Knowledge: Must possess a working knowledge of how to use a Windows computer. Communication Skills: Must be able to communicate in English fluently, both in verbal and in written form. This includes the use of a telephone.

DUTIES:

<li>Performs painting, soft tile laying, and masonry work for vacant or occupied units as assigned; consistent with state and local codes and ordinances.</li>
<li>Performs repairs to and maintains existing electrical systems, such as installing outlets, switches, repairing shorts in wiring and appliances, heaters, thermostats, range elements, exhaust fans and motors.</li>
<li>Consistent with state and local codes and ordinances performs mechanical work such as repairing water leaks, installing, and unplugging toilets, sinks, faucets, hot water tanks, forced air systems, and pump systems.</li>
<li>Maintains and repairs HVAC and boiler systems.</li>
<li>Performs carpentry work such as hanging doors, repairing, and replacing cabinets, hardware, woodwork, siding, general structural and dry-rot repairs, building and repairing screens.</li>
<li>Repairing leaks in roofs.</li>
<li>Unit, Systems and Building and Workplace Safety Inspections.</li>
<li>General maintenance to quickly turn vacant units.</li>
<li>Performs assessments and repairs in crawl spaces and attics.</li>
<li>Periodic on call work (nights, weekends, and holidays).</li>
<li>Perform related duties and responsibilities as assigned.</li>

IDEAL QUALIFICATIONS:
The candidate will likely have knowledge and experience in the following areas:

<li>Experience with state and local codes and ordinance performing mechanical work, especially in a property management context.</li>
<li>Knowledge of Housing Quality Standards (HQS) as it pertains to unit inspections.</li>
<li>Experience with public or assisted housing programs.</li>
<li>Perform the full range of work involved in the maintenance and repair of a wide variety of buildings and grounds.</li>
<li>Operate and maintain a variety of hand tools, power tools and equipment.</li>
<li>Identify and correct plumbing, carpentry, electrical, and maintenance problems.</li>
<li>Strong finish carpentry skills.</li>
<li>Performs a variety of physical tasks requiring frequent and repetitive bending, squatting, climbing, crawling, and reaching above shoulder level.</li>
<li>Lift 70-100 pounds without assistance to a height of four feet, occasionally.</li>
<li>Lift 51-69 pounds without assistance to a height of four feet, frequently.</li>
<li>Lift 20-50 pounds without assistance to a height of four feet, repetitively.</li>
<li>Perform mathematical calculations quickly and accurately.</li>
<li>Able to read and interpret sketches and plans.</li>
<li>Beginning to intermediate knowledge of Microsoft Word, Excel or other software programs.</li>
<li>Knowledge in the use of computer, smartphones (texting, calling, internet search and other functions) and other office technology.</li>
<li>Recognize the value of individual and cultural difference and create a work environment where individuals differences are valued</li>

EXPERIENCE:
The successful candidate will likely have three (3) years of varied and skilled maintenance experience.
TRAINING:
The successful candidate will likely have a high school diploma or equivalent.
LICENSE OR CERTIFICATE:
The Maintenance Mechanic often drives Agency vehicles during the course of their duties. Possession of, or ability to obtain, a valid State of Oregon vehicle drivers license, and be insurable at standard rates is required for this position.

The pay range for this position is $25.43 to $34.08 per hour ($52,894.40 to $70,886.40 per year), with a generous benefits package which includes paid health, dental and vision insurance for you and your family after one month of employment, along with life insurance and a 12% contribution of your monthly salary into a retirement account after 6 months of employment.

BILINGUAL DIFFERENTIAL:
