CBFO’s mission includes management and support of the Waste Isolation Pilot Plant (WIPP) in southeastern New Mexico and the National Transuranic Waste Program (NTP). The TAC services will include: audits and assessments, security, program management, mining engineering, construction management, WIPP site operations, environmental and regulatory compliance, nuclear and industrial safety, scientific and international programs, TRU waste characterization and certification, TRU waste transportation and packaging, general business operations, information technology, document control, and executive management support.
Responsibilities:
Performing oversight of WIPP site underground operations to ensure compliance with applicable requirements for the safe handling and emplacement of mixed TRU waste in the underground repository, as well oversight of general overall mining activities. This position will also collaborate with the facility representatives to provide oversight for all waste handling activities. 

Requirements
Requires: Bachelor of Science degree in physical science, engineering, or technical discipline or related field (as approved by the Contracting Officer) AND 15 years of relevant experience (waste characterization/certification experience is preferred) OR a Master’s degree in physical science, engineering, or technical discipline or related field (as approved by the Contracting Officer) AND 10 years of relevant experience (waste characterization/certification experience is preferred) OR 20 years of demonstrated knowledge and specialized experience at radioactive waste generator sites’ waste characterization, certification, and transportation programs including:
Knowledge and experience in nondestructive examination (NDE) techniques and technologies
Management of mixed radioactive material and/or waste
Characterization of mixed radioactive waste to meet DOT and NRC transportation requirements
Knowledge of the WIPP hazardous waste facility permit and WIPP waste acceptance requirements
Experience performing field inspections and/or investigations and preparing reports relating to process knowledge, acceptable knowledge, waste stream definition, prohibited items, and waste stream approval process subject to RCRA and EPA requirements defined in 40 CFR §§ 194.08, 194.22, and 194.24.

Position: Residential Coordinator
 
General Description:
The Residential Coordinator is responsible for actively supervising all residents/visitors/guests as well as the physical property or site on an on-going basis at the site to which they are assigned in accordance with policies, procedures and regulations of Hudson River Housing, Inc. The Residential Coordinator provides an array of services that range from intakes of new residents, providing excellent customer service, general administrative support, minor housekeeping, to advocacy and crisis intervention for those individuals and families being housed at the respective sites. 
 
Principal Duties:

<li>Actively supervise residents/visitors/guests behavior at assigned site.</li>
<li>Conduct intake interviews as assigned to collect necessary and appropriate information needed by the Housing/Property Management Department. </li>
<li>Assist in orienting new participants to the site logistics and provide a general site overview.</li>
<li>Share information with other staff members, and provide relevant information to outside service providers to ensure resident’s needs are being met in a coordinated manner.</li>
<li>Provide an appropriate level of guidance and support to assist residents in meeting their basic needs.</li>
<li>Serve as an advocate by making appropriate referrals to assist residents in reaching their goals.</li>
<li>Monitor resident’s compliance with site/program rules and requirements on a daily basis.</li>
<li>Stabilize crisis situations as they arise. When simple/basic intervention is not effective the Residential Coordinator will reach out to other onsite staff to assist with diffusing the situation. As appropriate, the use of community resources, i.e., Police, Mobile Crisis Team, etc. should be used in order to provide further crisis intervention services. All crisis situations should be communicated to the appropriate Case Manager for follow up. </li>
<li>Submit work orders and report identified maintenance issues and other problems to the appropriate facilities staff. </li>
<li>Conduct bed checks as required and room inspections as requested as well as upon program entry and exit.</li>
<li>Conduct “on-foot” monitoring of building and grounds inside and outside and on perimeters of the property on a routine basis.</li>
<li>Provide general administrative support: assisting walk-in’s, answering telephones (including After Hours Emergency Placement phone line at HRL), scanning, copying, faxing, filing and deliveries, etc. Monitor copy machines for toner levels and assist with ordering when needed.</li>
<li>Document all daily activity in the log book, calendar and complete the Shift Change Report.</li>
<li>Attend and participate in regularly scheduled staff meetings.</li>
<li>Assist in planning efforts to evaluate program’s effectiveness, helping to identify needs and trends, and assist in developing strategies to overcome challenges and enhance program quality.</li>
<li>Complete and submit Incident Reports immediately as they occur, and all must be submitted and distributed prior to the end of any shift worked. </li>
<li>Maintain tenant/guest confidentiality at all times while at work as well as outside of work.</li>
<li>Maintain front office and lobby neatness.</li>
<li>Ensure property cleanliness and safety through constant monitoring and by completing the daily Safety Check List.</li>
<li>Perform daily housekeeping duties of the front office and lobby area.</li>
<li>Monitor building systems, including: security cameras and fire alarm.</li>

Job Description
F&amp;F Properties is hiring a Resident Manager to live onsite at one of our properties in Clairemont and support day-to-day leasing and resident operations for two communities. You’ll own the resident-facing workflow from inquiry → tour → application → move-in, support resident experience through clear communication and follow-through, coordinate maintenance access/work orders, post notices, and manage move-outs.
What you’ll do
<ul>
<li>Leasing + tours: respond to leads, schedule/show units, support applications, coordinate lease signing</li>
<li>Move-ins: schedule move-ins, complete file requirements, orientations, keys, documentation</li>
<li>Resident experience: respond to routine questions/concerns, set expectations, escalate when needed</li>
<li>Maintenance coordination: create/track work orders in AppFolio, schedule access, follow up, close the loop</li>
<li>Move-outs: notices, pre-move-out and move-out inspections, turn coordination</li>
<li>Admin accuracy: clean notes, files, logs, and tracker updates; weekly updates to Senior Property Manager</li>
<li>Property standards: routine walks, identify issues early, support community rules and safety</li>
</ul>
Requirements
<ul>
<li>Must be able to live onsite (Clairemont) and be able to pay 2/3 market rent monthly (1/3 discount provided)</li>
<li>2+ years in multifamily leasing / resident services / property ops (or equivalent customer-facing experience)</li>
<li>Working knowledge of Fair Housing</li>
<li>Strong organization, urgency, and follow-through across two properties</li>
<li>Confident communicator (phone/email/text) and calm in difficult conversations</li>
<li>Comfortable with Microsoft Office; able to learn systems quickly (AppFolio a plus)</li>
<li>Reliable judgment and confidentiality</li>

Benefits
Pay range is $26 - $27 per hour.
